I will take the time to talk with you and your family. Spending some time now will save us hours during our home search.

I'll review the available homes, their history on the market, and how well they fit your needs and wishes.

By carefully reviewing the homes we will see, I will be able to limit the time spent looking at homes that will not fit.

Showing you a home involves more than just opening the door. I'll help you interpret condition, livability, and resale potential. I will also point out any positive and negative factors.

If we are looking at both new and resale homes, I will help you determine values in today’s market and resale potential.

As we look at neighborhoods, I will provide you with information that will help you evaluate both the home and the area.

Prior to writing a contract, I will provide a market analysis to include:

  1. My knowledge of the seller's motivation, timing and other pertinent, available information.

  2. Analysis of comparable sales closed within the past year, adjusted to reflect the size, condition and features of the proposed home.

  3. Analysis of other available homes, both new and resale, within the market area of the proposed home.

  4. Recommendations for an offer price and any additional concessions to be requested from the seller.

  5. Analysis of the probability of successful negotiation.

We'll talk about the best way to construct the offer, and how I think I can best negotiate it with the sellers.

Once our contract is in escrow, I will follow our transaction carefully to closing. Here’s what you can expect:

  • Coordination of inspection and repairs
  • Close coordination with your MEMBERS HOME ADVISOR loan officer
  • Renegotiation of the contract for repairs if necessary
  • Coordination with title company
  • Review of closing statement and any necessary adjustments
  • Attend closing to answer questions
  • Review documents and resolve any last minute issues.
